citizenM also works with local architects and consultants on every development site, to create a building that fits within local regulations and the requirements of local development partners, as applicable.

IFD building system

For the construction of the hotels citizenM utilises a unique modular building method; the citizenM rooms are completely prefabricated in citizenM's own production facility and subsequently transported to the building site, where they are assembled to create the hotel.

This IFD (Industrial, Flexible, Demountable) building method reduces the on-site construction time to only 8-10 months. It also ensures a very consistent quality of the rooms, as they are all produced in a controlled environment. The building methodology further ensures minimum construction waste and on-site energy usage, thus contributing to a sustainable construction process and a sustainable building.

Please note that only the floors containing the rooms are built using the modular building system; other parts of the building are traditionally constructed.

The citizenM modular building system could also be applied on top of other structures, such as an existing building or new-built (commercial) uses like retail or offices.

Suitable development sites for citizenM hotels are typically (1) greenfield (empty) sites, (2) existing (outdated) buildings that can be demolished and replaced with a citizenM hotel. In addition, the citizenM hotel could also be build (3) on top of (existing) structures or (4) be part of a larger mixed-use development project of a property developer. In specific cases, citizenM will also consider refurbishment of an existing building.

As a result of the highly efficient design of the hotels, the total gross floor area requirement of a citizenM hotel is only approximately 25 - 28 sqm per room, which is significantly lower than the industry average. This includes all circulation space, ‘front of house' (public) areas and ‘back of house' (service) areas.

citizenM aims for the development of hotels between 100 - 300 rooms, which corresponds with approximately 3,000 - 7,500 sqm gross floor area.

Due to the building system, the preferred depth of the building is approximately 15.5 meters. The lobby level should be approximately 4.5 metres in height, whereas the typical floor to floor heights are only 3.0 metres.
